Picture this, you love your older home and you’re desperately trying to get a Homeowners Insurance Policy.  The insurance company is reluctant, and your stress and frustration are growing.

The problem

The insurance companies are concerned that homes 25 years or older may have issues that they assume newer homes do not have and are reluctant to provide home insurance policies. They worry that the condition of older homes could be a liability to them and that the homeowner may seek refurbishment from the company for damages to the home or its contents.

Common problems in older Florida homes

Issues within Florida homes are consistent with the age of the house, construction styles, methodologies, and materials.

  1. Roof – our Florida climate and weather impact the condition of our roofs and if not properly maintained, may lead to leaks and damage to the interior of the home.
  2. Electric – some older Florida homes may have antiquated or neglected wiring systems which present a fire risk.
  3. HVAC – our climate means you’ll need heating and cooling solutions, but HVAC systems can be plagued by clogged drain lines leading to malfunction or backed up water causing damage. Ongoing problems can result in the growth of harmful contaminants such as mold, mildew, and bacteria.
  4. Plumbing – older homes may be troubled with drips and leaks, malfunctioning toilets or plugged drains.

If any of these systems in your home are in poor condition, in need of replacement or repair, or if they’re improperly installed, they may fail and cause water/fire damage to the home.

What to do?

The solution

A Four Point Home Inspection describes the condition and age of the major systems in your home so that you can get a homeowners insurance policy. The major systems in your home (electrical, plumbing, HVAC and roof cover) have a lifespan, and your inspector will look at this plus any issues such as the type of wiring used in the home, the manufacturers of the equipment, and signs of equipment/system failures.

Your report will highlight what areas need to be rectified in order to get your home insurance policy.
