Buying?

You’ll have comfort in knowing exactly what you’re investing in. No nasty surprises down the line, thank you! So, what exactly does a home inspection involve?

Not sure what to expect when we inspect? Here’s what you should know in advance of a home inspection. Following the International Association of Home Inspection Standards of Practice, we carry out a visual non-invasive inspection of the home. We’re looking for any issues that need to be addressed immediately, as well as things that can be easily fixed now, saving you money in the long term.

Home inspections involve looking for system and major component defects or deficiencies, improper building practices, any issues that require extensive repair, general maintenance issues or fire and safety concerns.

We look at the roof, electrical service, interior, windows, water heater, exterior site, plumbing, doors, air conditioner, pool/ spa, electrical, appliances, attic, structure, ceilings, walls and floors.

The types of inspections we carry out include:

  • Buyer inspections
  • Pre-sale inspections
  • 4 point inspections
  • Wind mitigation assessments

Top tip.

In advance of a home inspection, don’t forget to make a home inspection checklist. Before the initial home tour, start marking down specific areas of concern or anything you’d like the inspector to look at closely. Think about any worries you might have relating to the roof, attic, foundation, yard, appliances, structural elements, ventilation, Sub-System, electrical, plumbing or garage. This will help you to think about any problem areas or questions you’d like to ask the inspector ahead of the visit. You can download the checklist here: https://bit.ly/3c9LYpU.
